- Sale and Purchase
Whether you are buying or selling a property, or both, we can guide you through every step of the process and keep you up-to-date on the status of the transaction as it progresses.
We operate law society protocol and will fully explain the mechanics and timings of the legal transaction completion and liaise with the relevant agents, lenders and other advisers for you. We also provide you with a comprehensive purchase report prior to you signing the final contract documents. This contains copies of all your searches, your deeds, your property information form, your fixtures and fittings form and any other relevant correspondence.
If you are buying a property jointly we can set up a declaration of trust that outlines the contribution made by each individual and clearly shows how much of the property is owned by each person. It also details the procedure that will be followed if one party wants to sell their share of the property.

- Searches
When buying a property it is important to ensure that all of the relevant searches are carried out prior to purchase. In this area in particular there are several searches that must be done including coal, chancel and water/drainage searches. We can also have more specialist checks carried out for you, such as environmental searches, ground stability and planning history reports.
We can arrange for all of these searches to be carried out on your behalf and can fully explain the outcome of the searches to you.
- Property Alterations
If you are planning to make alterations to your home we can inform you of all of the relevant building regulations. We can also advise you on what alterations might require planning permission, or if a prior alteration has not had the correct planning permission we can advise on any likely enforcement action.
- Environmental Issues
Environmental issues have become an increasingly common consideration for property buyers in recent times. We can ascertain whether a property is liable to flooding or has been built on contaminated land. We can also advise on septic tanks and the installation of solar panels.
- Remortgage
If you choose to remortgage your existing home, perhaps to release some of the equity in the property or to get a better mortgage interest rate, we can arrange the transaction for you. We will liaise with your bank or building society on your behalf to ensure that the matter is dealt with quickly and efficiently.
- Landlord and Tenant
We can provide landlords with guidance on the creation of all types of tenancy. We can help ensure that you are legally covered by all of the relevant safety certificates and energy performance certificates and that you are aware of your ongoing responsibilities as a landlord.
We can advise you on tenants’ rights, how to deal with tenants who have breached the terms of their lease and even how to enforce an eviction if necessary.
We also advise tenants on tenancy issues, how to handle unnecessary interference by the landlord and other breaches of your tenancy agreement.
- Right to Buy
Some council tenants in England are eligible to buy the home they currently rent at a discount price under the ‘right to buy’ scheme. We can assist you with this process, liaising with the local authority or housing association on your behalf from the time of your initial offer to the completion of your purchase.
We can also advise you on repayment and discount provisions during the course of the transaction.
- Auction Properties
Buying or selling a property at an auction is different to a standard property transaction. We can assist you with this process by studying the legal pack provided by the auctioneers and advising you on any potential issues that arise from it. We will also inspect the auction contract and any available searches for you prior to the auction and advise you on your bid, attending the auction personally to deal with the exchange of contracts if required.
- Transfers of Equity
A transfer of equity is required when transferring a property into joint names on marriage, or buying/selling part of a property due to divorce. It requires an application to add or remove people from the land Register for that property to be made to the HM Land Registry.
We can deal with all of the issues involved in this process and can also liaise with the mortgage provider for you, as they must consent to any equity transfer.
- Land Registry
The HM Land Registry maintains the register of title to freehold and leasehold land in England and Wales. Registering your property is the best way to safeguard its ownership - we can make an application for registration of your property’s title to the land registry on your behalf.
If you have any issues with your title deeds we can make the necessary application to the land registry to resolve them, even if your deeds have been lost. We can also advise on adverse possession, also known as ‘squatters’ rights’.
- Boundaries and Covenants
We can provide guidance on every aspect of your property’s title deeds, including the location of and responsibility for boundaries and rights of way. We can also advise on boundary dispute resolution and the enforceability of covenants and other related issues in your title deeds.
We can store your deeds safely and securely for you at one of our local offices and allow you to access them whenever you require, all free of charge.
