  • Purchase


    We deal with many acquisitions on behalf of buyers where the use of the property will remain the same.

    We also deal with intricate work where sites are acquired with development in mind.  We advise on the best way to buy or sell a site.  Depending on circumstances this could be by contract, option or conditional contract.  There may be a need to purchase a separate easement or arrange the release of restrictive covenants or arrange insurance to cover such difficulties.

    On receipt of draft planning permission we can assist in agreeing the form of Planning Agreements including those under Section 106 of the Town and Country Planning Act 1990.

    Following completion we can advise on the infrastructure agreements that need to be put in place for roads and sewers and other necessary services.


  • Sale


    We can advise on the form of disposal whether by transfer of the whole or of part of the freehold or by creation of new leases.

    In advising you we can also deal with setting up management companies where common parts will not be looked after by the freeholder and can deal with all aspects of development sales.


  • Investment property


    We provide guidance on acquiring developments for investment that are already fully or partially let or on purchasing land for the purpose of converting into smaller units to provide a regular income and at the same time protecting the freehold investment.

    We can advise on all aspects of the sale of investment property.


  • Management of investment property


    Once investment property has been bought or during the purchasing process we can assist in the creation and preparation of institutional leases.

    We can assist on lease renewals and advise on the procedure to terminate business leases under the Landlord and Tenant Act 1954.


  • Negotiating joint venture, development and funding agreements and
    back to back deals


    The structure of the deal is something that we can advise on and often that structure is the most important aspect of our advice.

    Once we have advised on that we can put the documents in place to best satisfy your needs.


  • Urban regeneration projects


    We have vast experience in advising on schemes involving the regeneration of derelict brownfield sites.


  • Collateral warranties


    On new commercial developments it is important to ensure that the owner has full comfort from the professionals who have advised during the construction process.

    That can be dealt with by the form of appointment of the professional adviser and we can prepare such appointments.

    It is also necessary to ensure that the buyer or tenant of the property can rely on the professionals duty of care and we can advise on the form of collateral warranties to ensure that the required comfort is provided.
